UniFi or mesh? It's the question we get every week from customers who've had one too many Zoom calls freeze. Both work. Neither is universally right. Here's the honest engineer's take from installing both across Stockport, South Manchester and Cheshire for years.
The short answer
- Mesh (Deco, eero, ZenWiFi) — best when you can't or won't run cables. Easy to set up. Consumer-friendly app. Good enough for 80% of homes.
- UniFi (Ubiquiti) — best when you can run cables, want proper roaming, VLANs, guest isolation, and a dashboard that doesn't feel like a smart-plug app. The right answer for larger homes, home offices, and anyone who cares.

Coverage — mesh vs UniFi head to head
Physically, a UniFi U6 Pro AP and a top-end mesh node put out similar radio power. What separates them isn't the AP — it's how they're wired.
A UniFi AP is always wired back to a switch. Every AP gets full broadband speed at the port. Mesh nodes can be wired too, but most people run them wirelessly — which halves throughput at every hop. That's the single biggest real-world difference.
If you're going to run cables to your mesh nodes, mesh and UniFi end up roughly equivalent for pure coverage. If you're not — UniFi wins because a proper install won't be sold to you without wired backhaul in the first place.
Roaming — the invisible thing that matters most
You walk from the kitchen to the front bedroom on a video call. On a bad setup, your phone stays clinging to the kitchen AP until the signal is dead, the call freezes, then it panic-hops to the closer AP. On a good setup, it hands off cleanly at the door frame and you don't notice.
This is 802.11k/v/r "fast roaming". UniFi does it properly out of the box — same SSID, same VLAN, minimum RSSI thresholds set so devices hand off before signal dies. Deco and eero do it too, but the tuning is hidden — you get whatever the vendor's default is, and it's usually conservative.
For a bungalow or a single-storey flat, roaming doesn't matter. For anyone who walks between floors on calls or works from multiple rooms, it's the reason UniFi feels different to live with.
Cost — the honest comparison
Rough kit-only prices, three-bedroom semi:
- Deco X60 3-pack — £280 kit
- eero Pro 6E 3-pack — £400 kit
- UniFi Cloud Gateway + 2x U6 Pro APs + PoE switch — £480 kit
Add installation and cabling — a mesh install is typically £250–£400 fitted, a UniFi install more like £500–£900 fitted depending on cable runs. UniFi's kit price used to be its trump card; that lead has shrunk. What you're paying extra for is not radio power, it's the ecosystem.
What UniFi gives you that mesh doesn't
- Proper VLANs — segregate IoT devices, guest network, CCTV, work laptops. A compromised smart bulb can't reach your NAS.
- Guest network with real isolation — visitors get internet, but can't see your printer, your camera or each other.
- QoS / traffic shaping — prioritise video calls so a big Steam download doesn't kill a Teams meeting.
- Per-device history — see what's on your network, when, how much data it used.
- Site-to-site VPN and remote management — proper features, not gimmicks.
- One dashboard for switches, APs, gateway, cameras and door access — as the setup grows.
Where mesh genuinely wins
- Rented properties — no cabling, no drilling, you take it with you.
- Small flats and modern-build homes — a 2-pack Deco is genuinely enough. UniFi is overkill.
- Non-technical households — mesh apps are simpler. UniFi's app is powerful but has more moving parts.
- Fast to deploy — mesh out of the box in 20 minutes. UniFi takes longer to configure properly.
The hybrid — often the right answer
We install a lot of hybrid setups: a UniFi gateway and switch for the wired backbone, one UniFi AP for the main house, and a mesh node in a hard-to-cable outbuilding. Best of both — proper roaming and VLANs where cabling reaches, and mesh where it doesn't.
What we'd recommend by property type
- 2-bed flat — one good router or a 2-pack mesh. Don't over-engineer.
- 3-bed semi, standard construction — 3-pack mesh, ideally Ethernet-backhauled between the two floors.
- 4-bed detached, kids doing video calls, working from home — UniFi. 2–3 wired APs, proper gateway, VLANs for the kids' devices.
- Larger home with garden office — UniFi with an outdoor AP, or a proper wired bridge to the office.
- Stone-built cottage, Marple / Peak fringe — UniFi. Mesh backhaul rarely holds through the walls.
- Listed building, no cabling allowed — top-end mesh with 6GHz dedicated backhaul is the honest answer.
Long-term reliability
UniFi APs get firmware updates years after purchase — we still have U6 kit deployed on 2020 installs updating cleanly. Deco and eero have decent update lifespans too, but the mesh consumer market shifts fast; a 5-year-old mesh unit is usually EOL.
For a system you want to install once and forget about, UniFi holds up better. For a system you're happy to swap in 3–4 years, mesh is fine.
Which we install more
Genuinely 50/50. Where a customer's happy with the cabling and wants a system that behaves like the one at their office, UniFi. Where the priority is "just make it work today, no drilling, no faff", mesh. There's no wrong answer — only the wrong choice for the property.

Frequently asked questions
Do I need a UniFi Dream Machine to run UniFi APs?
You need something running UniFi Network — a Dream Router, a Cloud Gateway Ultra, or a self-hosted controller. The Cloud Gateway Ultra is our default recommendation for homes — small, quiet, does everything most households need.
Is UniFi harder to use day to day?
The app is more capable but the day-to-day is the same: your phone connects to the SSID and stays connected. Where UniFi feels different is when something goes wrong — the dashboard actually tells you what happened, which mesh apps often don't.
Can I mix UniFi and mesh?
Yes — very common. A UniFi backbone in the main house and a mesh node in an outbuilding that can't be cabled. As long as the mesh is on a separate SSID, both can coexist happily.
Will UniFi actually give me faster Wi-Fi?
Not necessarily faster than a wired-backhauled mesh — but more consistent, better under load, and much better roaming. If you don't currently see slowdowns or drops on your mesh, you probably don't need UniFi. If you do, it's the fix.
Does UniFi need a subscription?
No. Unlike some competitors, UniFi Network is free — no monthly cost. You buy the kit, you own the system. Optional cloud services (Protect Cloud for offsite CCTV backup, for example) are extra, but the core home Wi-Fi platform has no subscription.
Which is better for gaming?
Wired Ethernet beats both, always. For wireless gaming — UniFi edges it because the roaming is tighter and the switch backbone doesn't add jitter. Mesh with wireless backhaul is the worst option for latency-sensitive gaming.
